Enerlife developed and leads the integrated building performance process at Cadillac Fairview’s major commercial office buildings, including Simcoe Place, Yonge Corporate Centre, RBC Centre, and TD Centre. We have worked with Cadillac Fairview for over a decade, starting with the 2010 corporate energy plan for the company’s Toronto Office Portfolio, comprising over 10 million ft2 of class A commercial office buildings. Enerlife’s role as Cadillac Fairview’s energy advisor and team leader has encompassed major capital projects including the full conversion of buildings to district cooling, a host of smaller targeted capital projects including installation of variable frequency drives and building automation system (BAS) upgrades, along with a continuing series of projects incorporating systematic testing, right-sizing, rebalancing and refurbishment of aging building systems. Our data analytics, including test reports, data-logging, BAS trend logs, sub-metering and interval data, have informed evidence-based team discussion and regularly uncovered new operational measures including unexpectedly high transformer losses and nighttime electrical loads. We lead the integrated building performance team in each building comprising management and operators together with base building engineers, BAS and boiler service contractors and other invited technical specialists. Working together, this team continuously addresses opportunities for improvement the buildings under a shared vision of exceptional performance.

Our services drive continuous performance improvement with actual measured energy and water savings in 2020 at over $1,500,000/year. Improved operations and maintenance have combined with evidence-based retrofits to optimize performance of heating and cooling systems, transformers, elevator machinery and lighting with over $1.5 million in incentives received from utilities.
